NNCHRB
Northern Nevada Community Housing Resource Board (NNCHRB) is a nonprofit 501c(3), established in 1989. In the beginning NNCHRB provided Fair Housing Training seminars to the Real Estate community. In 1994, in response to a request by the City of Reno, NNCHRB became a Community Housing Development Organization (CHDO), which allowed it to develop, own, and manage affordable housing units.
NNCHRB also is available as a Property Management company to any nonprofit company in the Washoe County, Nevada area. Services can be as restricted as file certification for a Tax Credit property, to a full Property Management contract that includes maintenance and bookkeeping services. Management is experienced in HOME, AHP, and Tax Credit funded properties.
As a development and property management company, NNCHRB is always interested in the possibility of partnering with others to purchase, renovate, build, and manage properties that will increase Washoe County's affordable housing stock.

The Aspen Village project will be an affordable low income (40% AMI and below) project. The site is zoned Transit Oriented District (TOD) and allows by right the development of the proposed project. The site is located in Sparks on the corner of Sullivan Lane and Merchant Street to the east of Paradise Park, a public park with a community manmade lake with a walking path and children’s playground area. The site is an ideal location with many amenities in close proximity to the proposed project site. The location provides access to major bus routes and there are four shopping centers within half a block to two blocks of the site.The centers include a grocery outlet store, a pharmacy, clothing stores, movie rentals, restaurants, discount stores, a Wells Fargo bank, several fast food chains, several convenience stores, a mosque, and a church.
The Aspen Village project will be a beautiful, high-quality three-story building consisting of about 48,108 square feet.The building will have 43 accessible and adaptable units with about 60% of the units as 2 bedroom units. The one-bedroom units are about 600 square feet and the two bedroom units will average about 800 square feet. Each unit will have central air/heat, 2 ceiling fans, high energy efficient hot water/heater system, a patio or balcony, individual locked exterior storage, and wired for FREE high speed internet. There will be a community room, library, computer lab, outdoor picnic tables and BBQs and a tot lot playground. The project will also have a fire detection and suppression sprinkler system, and security monitoring system. The building will be designed to blend with the adjacent townhouses.There will also be a leasing agent, supportive housing staff, and maintenance person working on site with offices.There will be about 48 parking spaces for the project. The project will be certified "EnergyStar" rated, it will meet all State of NV energy efficiency guidelines, the property will incorporate "Renewable Energy" options, and it will promote water conservation with "xeriscape" landscaping.
The Aspen Village project will serve low income individuals and families with 9 “Special Needs” units imbedded. NNCHRB has executed an MOU with Northern Nevada HOPES (a local non-profit) to place their clients in those imbedded units and their agency will provide all supportive services and case management needs. Three of the total units are reserved for individuals or families earning 30% or less area median income and forty-three of the units are targeted to 40 % AMI.The project will provide social opportunities and supportive services by using the community room to host finance and budgeting classes,“Getting Ahead “and “Bridges out of Poverty” classes, as well as the Promenade on the River program will provide volunteer services to the residents and their children by using the community room to have “story time” every Wednesday afternoon and offer tutoring services for those in need. NNCHRB will also import other successful partnerships like ACCEPT, which offers a free anti-drug afterschool program called “Positive Action.” This 8- week curriculum teaches middle school children how to be Positive Students and avoid drugs and alcohol. The property will have a Food Pantry and Hygiene Center for all residents of the project.
Construction should start in the 1st quater of 2013. Construction is anticipated to take 9 months.
